The holiday in Villa Francesca, to date one of the most beautiful and functional properties located in the Pineta di Roccamare, has recently been completely renovated and re-equipped in a modern and functional way. 
The luxury villa for rent boasts an excellent beach location with cabana and hut reserved and exclusive to the villa. 
The town of Castiglione della Pescaia and its characteristic municipality is only 3 km. from the Roccamare villa, the guardian service of the Pineta di Roccamare  offers holidaymakers an excellent assistance and control of unauthorised access.  
The luxury villa is immersed in a 6000m2 park with a magnificent and very large lawn which offers a unique view from the large windows of the living areas, very spacious and functional.
A part of the park, completely fenced off, is equipped with a large infinity swimming pool of 15 metres by 5 metres which is overlooked by an area with a teak porch with a Jacuzzi for 5 people, a very well equipped fitness area and toilets with two showers (one indoor and one outdoor).
This whole area has numerous pieces of furniture of excellent quality and very comfortable.

The villa has a very large living area on the ground floor with a corner area with fridge and kitchenette behind very elegant white lacquered panelling.
The house is surrounded by very large porticos, one of which has a large dining table for 20 people and a second with very comfortable relaxation areas.

On the lower floor is the living room television.
The main kitchen areas are organised with very well-equipped indoor and outdoor areas to allow maximum working efficiency for the chef.

The villa has 15 beds divided on the ground floor into 6 double bedrooms plus one bedroom with a single bed (which can accommodate a second bed for small children).
Five rooms have a bathroom with shower and one with bathtub: three rooms have a king-size bed ( 200 cm ), two a queen-size bed ( 180 cm ) , two with a 160 cm bed.

Downstairs there is another double bedroom with a queen-size bed and a bathroom with shower.
There is also a bedroom with two 90cm beds and a bathroom with shower for staff.
There are also two laundry areas, one inside and one outside, an outside shower area for returning from the beach and a wooden porch for two large cars.

Included in the equipment are 8 cycles with padlocks (to be used by the client), a tennis table, towels for the swimming pool and the beach, deckchairs and sunbeds and above all the hut on the magnificent beach for the exclusive use of clients, which is the exclusive characteristic of Pineta di Roccamare. Rent for a minimum period of 15 days
Deposit of €10,000 to be paid at least one week before arrival
Pets are not allowed.
No smoking in indoor areas
For hygienic reasons the use of the professional kitchen is not allowed to non-professionals; clients can use the kitchen area in the living room.
