The location of the villa is above Menaggio, 2km from the centre of the village, only 300 metres or 5 or 7 minutes walk to the most famous golf club in Italy, the Menaggio golf is where George Clooney and the rest hang out when they are on the lake, has a great atmosphere next to a 100 year old clubhouse and a top-course. It also has the best restaurant on the lake and it is not poshy at all, actually very pleasantly relaxed.

The villa is along the road from Menaggio to Porlezza on Lake Lugano, the distance to the road is some 6 to 7 metres and it runs at a lower level then the stone wall, it overlooks Menaggio and the lake on the North, East and South side including the alps on the north side and a mountain (Crocione) on the West side. It also overlooks the neigbouring villa’s garden, also a beautiful villa.


This stately home is built in 1888 as the sign shows on the frontside, it probably already existed before as the lower part of the villa there are older features, it has spectacular views on the lake. It has been compeletely restored in 2006 and 2007 to give it back its old glory. The plasterwork, affrescos, floors and features have been all restored by specialized workers and artists, to restore in the original manners. A nice pool was built as well during this process, 8m. by 4 m.

The outside area has the following features : there is an remote controlled electric gate (this is the original gate installed more then 120 years ago), a walk-gate, an antiqe cast-iron fountain, an antique BBQ, a 4m * 8m pool in style with the house, two 30metres high cyprus-trees at the frontside, a 12 m high palm-tree right between them, the property is all fenced off with stone or concrete walls and a long antique cast-iron fence on the front. The pavement is original outside (all in stone and marble) with the initials of the first owner of the villa at the, again, original main impressive entrance door. It is fully lighted with new but in style cast-iron lamps. The property has a gas-connection to the city-gas, a gasoline central heater in the basement and it is attached to the city-sewers, the electric system has been re-wired in 2007. There are several sun-loungers and brand new complete garden furniture.

groundfloor On the groundfloor (135 sqm) there are 5 bedrooms and a bathroom, two rooms have the original affrescos, which have been restored by a specialized artist, they are spectacular and original 120 year old wood-floorings. Two more rooms have original designed floorings and an antique fireplace. The windows and doors are all original, completely renewed with double glazing witout loosing it’s glamour. There is 120 year old glazing at the frontdoors and a 400 year old column at the staircase with arches on both sides. 2 of the bedrooms can as well be used as kitchen or 3rd livingroom if required.  

 
The staircase is original stone as well as the hand-railings in iron and brass. The ceilings are high, there is a central heating system. Some of the rooms are being furnished now, they will be used as 3 bedrooms, a gym and an office.

ON THE GROUNDFLOOR THERE ARE 3 DOUBLE BEDROOMS (MORE THEN 16SQM EACH) AND ONE BATHROOM, THERE IS A SECOND KITCHEN AS WELL AND A THIRD LIVINGROOM.

THE THIRD LIVINGROOM CAN BE CONVERTED IN A 4TH DOUBLE BEDROOM ANYTIME. TWO OF THE BEDROOMS HAVE AFFRESCOS AND ONE HAS A FIREPLACE. THE BATHROOM ON THIS FLOOR HAS A BATH, AN ANTIQUE CASTIRON BATH AND IT IS A NORMAL SIZE 12SQM BATHROOM.

The affresco’s are extremely beautiful.

There is a 50 inch flatscreen TV, DVD’s, home-cinema, Sky-TV, WIFI connection throughout.

First floor :On the first floor (135 sqm) you have a great view on the lake from the only single bedroom, there is a day-time bathroom, a washroom and the living area, the kitchen is there as well and there is a bar (the bar has an affresco on the ceiling) connected to the South-side original stone balcony with cast-iron railings. In the living room there is a 500 year old carved out stone in the wall, wood flooring and original local terra-cotta floorings. There are two original fireplaces made with local marble. The kitchen has a stone-top, Bosch appliances, a fireplace and an Ilve furnace, all the best of the best. 

THERE IS ONE SINGLE BEDROOM (10SQM WITH LAKEVIEW) AND ONE BATHROOM. THE BATHROOM HAS A SHOWER AND IS NORMAL SIZE 12SQM.

Second floor On the second floor (135 sqm) there are many old and original features, there is an affresco as well and a 2,4 by 1,4 metres huge window with an incredible view on the lake. The flooring is original antique terracotta floorings, an incredible feature as handlaid mosaics with marble in it, it is all restored in old glory, there are 3 bedrooms of which two kiddies bedrooms, and one 90 sqm masterbedroom with a livingroom area and an ensuite with jacuzzi and a seperate Alu-shower.

ON THE SECOND FLOOR THERE ARE 2 SINGLE BEDROOMS (12SQM EACH) AND ONE 90SQM (VERY LARGE) DOUBLE BEDROOM WITH A LOUNGE AREA AND AN ENSUITE. IT ALSO HAS AN AFFRESCO AND STUNNING VIEWS !! THAT BEDROOM IS OF COURSE THE MASTER MASTER BEDROOM, IT ALSO HAS A 50INCH TV AND DOLBY SURROUND SOUNDSYSTEM.

THE BATHROOM HAS A SEPARATE SHOWER AND A LARGE JACUZZI, IT IS NORMAL SIZE APROX 12SQM.

There is also a basement in the villa where the heating-area and wine-cellar, the ceilings are rounded in original red-brick foundation-ceilings.
